Land Deals Done By The CRE Boss Ladies In The Tampa MSA

Pasco County

750± Acres River Landing, Wesley Chapel

BHHS’ Tampa Bay Land Team, consisting of Dewey Mitchell, CCIM, Renee’ Dyer, CCIM, and Jill Carbonelli, CCIM, closed the $23,500,000 land deal on December 20th, 2020. They took to market the 750± acre approved MPUD site in a “Call for Offers” format producing seven (7) contracts for purchase. The property has been entitled to 1,999 residential units to be developed in four phases. When the property was brought to market the SR 56 extension was under construction, bisecting the property east to west. As a condition of the MPUD, adjacent property owners had an Implementation Program for cost-sharing of road construction. Additionally, a master utility extension agreement needed to be negotiated wherein the buyer/developer would be responsible for their pro-rata share of extending all utilities to the site, plus obtaining the appropriate Army Corps of Engineers permits.

The complex sale encompassed many development conditions and obstacles.  The time from the date of the Call for Offers to finalized contract was 428 days.  The time from finalized contract to close was an additional 778 days.

North Pinellas County

Klosterman Road, Palm Harbor

 

Eagle Creek is under construction and now selling residential single-family homes.  The development consists of 51 lots on 15.3± acres located at 685 and 687 East Klosterman Road; Northeast corner of East Klosterman Road and South Disston Avenue in North Pinellas. It is being developed by David Weekly Homes and will be a gated community.  The 15.3± acre site sold in 2021 for $3,659,000. From the Parcel listing to contract close was a total of 288 days.

South Pinellas County

Rare Gulf Waterfront, Tierra Verde

 

 

 

Located on Tierra Verde, an island in Pinellas County, Florida, this waterfront location offers 100 feet of waterfront breathtaking views along Mud Bayou with direct access to the open waters of the Gulf of Mexico.  The island is conveniently 32±  minutes from TIA, close to world-class beaches, major league sporting events, golf, tennis, restaurant, and educational opportunities

This was one of the last waterfront development opportunities on Tierra Verde.  It was approved for 14 condominium units with 7 dock slips.  It sold for $975,000 in 2021.
